Being a landlord and having to manage the running of your own property can be stressful and time-consuming. We don’t all have the time or know-how to spend responding to complaints, dealing with maintenance issues and managing all those contractual things that come with owning a flat. That’s where we come in!

current listings

A good listing attracts great tenants. We all know how important it is to show off your property in the best light possible. Not just to help attract the right kind of person, but to stop your property being empty for long periods of time. Our in-house team can help with:

  • taking high quality, professional photos
  • creating detailed floor plans
  • writing accurate and positive descriptions
  • posting and promoting your profile online
  • advertising on dedicated marketplace sites i.e. RightMove
  • dealing with any enquiries
  • arranging and managing the viewings

contracts

The recent changes in law have shifted the balance of responsibility to the landlord rather than the tenant. At pbm, we work closely with flat owners to make sure you have everything in place for a successful rental. These include:

  • screening potentially tenants
  • checking references
  • arranging to take initial rent and security deposits
  • negotiating rental agreements and signing leases
  • managing the periodic property inspections

maintenance

There is lots of nitty gritty around who is responsible for what when it comes to the upkeep of the property, the landlord or the tenant. We work closely with both parties to ensure each understands their responsibility and are regularly informed of any changes. Even with the perfect tenant however things still go wrong, get damaged or need to be replaced. As part of our maintenance fee we will:

  • deal with any issues or repairs
  • work with external suppliers to get the best price for the work
  • respond to any complaints and disputes
  • issue eviction notices, if necessary
  • deal with pet issues
  • keep up to date with legislation changes
  • communicate regularly with tenants
  • ensure the flat is kept in good condition
