What kind of property management company were the RMC directors looking for?

The RMC were seeking a very proactive managing agent. Unfortunately, they had not received the level of service and communications a development like this requires.  The outgoing agent had been unresponsive for some time and as a result many overdue maintenance and administrative matters and accountancy anomalies required addressing.

What were the main priorities when pbm started to manage this building?

The main priorities for pbm were as follows:

  • Strong engagement with leaseholders notifying them of the change of managing agent and what was being done to address the overdue maintenance and administrative matters and accountancy anomalies.
  • Carefully formulating a management strategy in relation to resolving inherited issues and planning for long-term maintenance, whilst ensuring dedicated day-to-day management of Edmund House.
  • To have a strong site presence via an experienced pbm property manager visiting Edmund House monthly to inspect the building and associated landscaped areas, meet with the concierge and residents wishing to have a chat.
  • Building a strong working relationship with the RMC, concierge, and contractors to Edmund House.
  • Engaging with the Housing Association onsite.
