What kind of property management company was the freeholders/ RMC looking for?
The directors were looking for an agent who could offer excellent communication, transparent financial information and progress the cladding project. They were not being provided with the financial information they needed, and this was not assisting them in making decisions. They also had handled a large amount of the cladding themselves and needed the expert help of an agent to move this to the next step. The RMC were looking for an agent who would work with them to help agree with decisions and provide professional advice and guidance.
How was the tender process?
The tender process was formed of a proposal, an interview with the directors, a chance to meet Shushanik, pbm’s Chief Risk Officer, and an interview with the leaseholders to meet us. This ensured all parties were satisfied with the decision being made. In addition, pbm showcased our cladding knowledge and experience and the communication levels we can provide.
What were the main priorities when pbm started to manage this building?
The main priority for City View residents was their cladding issues remediation. As a result, pbm immediately took over the Building Safety Fund application and remediation project on receiving the instruction to manage the development. With the project cost exceeding £5m a team of project managers, fire engineers and solicitors was swiftly put together to work on the project.
This development holds a stylish and contemporary design that includes modern projecting balconies that were also affected as part of the external wall system. According to the general Building Safety Fund, the projecting balconies were initially rejected and not included as part of eligible works for funding.
After proving that the projecting balcony works are integral to the cladding, pbm appealed this decision and successfully obtained funding for the works.
The result was a decisive win, pbm won the appeal, and the balconies were included in the cladding remediation project. The best part of the story is that the Building Safety Fund is fully funding the works, and none of the residential leaseholders will be required to pay any costs for the cladding remediation project.
